Confirmation of Booking
A booking between the owners and the person(s) making the booking (the guest(s)) is valid only after the booking form has been completed and signed, the appropriate deposit(s) has been paid to the owners and the booking has been confirmed in writing to the guest(s) by the owners. Signing of the booking form constitutes acceptance of these terms and conditions by the guest(s) and agrees to take responsibility for the entire party occupying the property (this includes any visitors during the guest(s) stay).
Times of occupation
Your villa will not be ready until 4pm on your first day of rental and you agree to vacate no later than 10.00am on your last day of rental to enable our cleaning staff to prepare the villa for the next renters. If you wish to arrange a later check out date, please speak to the owner/our Management Company prior/during your stay to see if this can be arranged (a small charge will be applicable).
Failure to vacate by 10.00am could attract a penalty charge which will be deducted from your security deposit.
Deposit
£150 per week as required for each week booked. This is non – refundable in the event of cancellation. Reservations made within 60 days of arrival require full payment to secure the booking.
Security Deposit
Upon payment of the outstanding balance, the guest(s) agrees to pay a refundable security deposit of £300. This deposit is payable to cover any breakages, damage to the property or its contents, failure to place key in the lock box and any excessive cleaning costs above that normally required. We reserve the right to pursue you for further monies over and above the amount of the security deposit should we deem necessary.
Information/directions will not be forwarded to the guest(s) until this deposit is received. In the event of any charges being made you will be advised in writing, otherwise the deposit will be refunded within 28 days subject to a satisfactory final inspection.
Balance
The balance of hire will be eight weeks before the rental commencement date. The owners reserve the right to cancel a holiday where full payment has not been received six weeks prior to the rental commencement date. Bookings made within eight weeks of departure require full pre-payment.
Cancellation
In the event of you having to cancel your booking, you must notify the owners in writing as soon as possible. The following charges will apply should a booking be cancelled;

Less than 6 weeks prior to arriva - no refund will be issued
We strongly advise all guest(s) to ensure cancellation cover is provided for within their travel insurance policy. The owner of the property, their Management Company or anyone connected to this property, accept no liability to pay compensation. In respect of any loss, damage or changes arising from unforeseeable circumstances beyond their control, (but not limited to) war, riots, civil strife, strikes, floods, closure of airports, adverse weather conditions or other events beyond our control (including global pandemics).
In the unlikely event that circumstances beyond the owners control results in the cancellation of the booking the owner or their Management Company reserves the right to cancel the booking and be liable only to refund any monies already paid by the guest(s).
Accommodation
During your occupation of the villa we expect you to take all reasonable responsibility for the safety and security of the property (e.g. ensuring that the property is secured when you go out and supervising children to avoid domestic hazards and accidents). The owners, their Management or anyone else connected to the villa, we will not be responsible or held liable for accidents in the home or the pool area and recommend that children are supervised at all times, especially in or near the pool area. This applies to all guests and any visitors.
The villa is located within a residential area and as such guest(s) are required to respect neighbours at all times, keeping noise to a minimum.
Please be advised that all residents must adhere to the rules of the Homeowners Association concerning the parking of vehicles. Any vehicles which are parked on the grass in front of the homes, on the sidewalk, on the grass strip between the road and the sidewalk and on the street at night will be towed away and this will be at the vehicle owners’ expense.
Our villa is a non-smoking property and as such we do not allow smoking anywhere in the villa, this includes the property itself and the pool area.
We do not allow any pets within the villa or pool area.
It is against Florida Statute to allow anyone other those named on the booking form to stay in the house; any others will be asked to leave. It’s the law! The villa capacity is 10 people and should never have more than this number overnight. Any visitors must vacate the villa by midnight and respect the local residents when doing so.
We cannot be held responsible for any withdrawal of amenities within the development or any breakdown of equipment, appliances in or around your vacation home during your stay.
All personal items and valuables are your own responsibility and we will not be held responsible for reclaiming items left in the vacation villa after your party has departed.
A barbeque is at the villa for the use of the guest(s) and must at all times be used outside of the pool area. Unlike other properties, we do not charge you for the use of the barbeque, however we do ask that you replace the gas canister if it is used. If this is not done, £25 will be deducted from the security deposit. If used, the barbeque is to be cleaned by the guest(s), if this is not fulfilled, £25 will be deducted from the security deposit.
Any guest(s) found to have accessed inappropriate material and/or downloaded such material during their stay will have their details relating to the date stamp of the offence passed to the authorities. Please ensure all guests and visitors in your party are made aware of this.
Any infringement of these rules during a guest(s) stay will result in immediate eviction and loss of all rental monies.
Swimming Pool
If any guest(s) are unable to use the swimming pool in the villa due to repair or maintenance for a period in excess of 7 days there will be a refund made of 5% of the weekly rental charge for each day the pool is unusable. No such refund will apply to a period of 7 days or less and no other compensation will be paid. The owners, their Management Company or anyone connected to the property do not accept responsibility or liability for injury, howsoever caused, during the use of the pool and surrounds of the pool, this applies to both guest(s) and their visitors. Guest(s) and their visitors are expressly forbidden to allow children to use the pool without adult supervision. Under the terms of the Florida state hotel/motel license, the door pool is alarmed for protection of children and as a reminder to keep the door closed for air conditioning to work effectively. This alarm should not be tampered with and a fine will be imposed if this rule is ignored.
Pool heat, if required, can be requested at the time of booking and must be paid for as part of the final balance. We cannot guarantee the temperature of any heated pool as this will vary according to several factors, such as the weather, this is not the heater not working it’s just due to the cold weather. The owner, their Management Company or anyone connected to the property holds no responsibility or liability to refund pool heating monies as the electric has still been used. (This will still be invoiced to the owner regardless).
The pool heater and filtration systems are set and run by our Management Company. It is a criminal offence to tamper with any of the settings and if any guests are found to have done so will have their booking terminated and all payments made in respect of the booking will be forfeited by guest(s) and their party.
Complaints
In the unlikely event of a complaint during your stay, this must be referred to the acting management company immediately during your stay.
Liability
During your stay, the owner, our Management Company or anyone connected to the villa, will not accept any responsibility or liability whatsoever for death, personal injury, accidents, loss or damage to persons or property, however caused, both to guest(s) and their visitors.
As The Sanctuary is located on a development that consists of both residential and vacation homes, neither the lessors nor their Management Company or representatives accept responsibility for any ongoing construction in or around The Sanctuary, any nearby or new developements and any noise or nuisance caused as a result thereof.
