JUST RETURNED FROM OUR STAY HERE & WE HAD AN AMAZING TIME ! .THE VILLA WAS PERFECT, THE LOCATION WAS PERFECT & THE OWNERS WERE FANTASTIC! Where do I collect the keys?

There is a coded key box in the entrance porch and you will be given a code before you arrive.


How far is the nearest supermarket?

There is a large Publix supermarket approximately 1/4 mile from the villa. There you will also find a Subway, Papa Johns Pizza, McDonalds, Chinese take out, Dunkin Donuts, a fuel station & more.


What is the security deposit for?

The security deposit of £250 per stay, is a refundable deposit that all villa rentals charge. It is refundable after your return once the villa has been cleaned and inspected by the management company, providing no careless or malicious damage has occurred. We do, however, accept that occasionally things do get dropped or broken.


What if there is a problem at the villa during our stay?

We have a brilliant management company who are located close by and are a free phone call away. All information you will need is in the welcome folder which will be in the villa on your arrival.


About Three Palms Villa

This villa comprises of a very large open plan living and dining area with vaulted ceilings, tilled floors throughout and plenty of seating around the home. The living area leads out onto the covered pool deck with a shaded, private outdoor seating and dining area (lanai) with loungers which overlook the lake.

There are 3 bedrooms: a very large master bedroom with vaulted ceiling, a walk in closet and en-suite with twin sinks, walk in double shower and direct pool access, very large second master bedroom with en-suite and twin sinks, and a large twin room with access to the main bathroom.

All rooms are equipped with flat screen TV's and there is Free WIFI throughout the villa. There is also a laundry area (washer, dryer and line). The garage houses a games room which consists of a full sized table tennis table, & darts board

Located approximately 15 minutes to Walt Disney World's main gate, and 20-25 minutes to Universal Studios.

Owners Terms & Conditions

BOOKING CONDITIONS
Every attempt has been made to use clear and concise language in these conditions. If any terminology has been used which is not fully understood, please contact the owner for clarification before signing the booking form.
1) Bookings are valid after:
a) The completed booking form and signed booking conditions have been received by the Owner and
b) The appropriate deposit has been paid and
c) The owner has confirmed the booking in writing to the client.

2) The person who signs the booking form certifies that he or she is authorised to agree the booking conditions on behalf of all persons listed on the booking form, including those substituted or added at a later date. The signatory must be a member of the party occupying the property and must 21 years of age or over. Bookings cannot be accepted from parties of people under 21 years of age.

3) A non-returnable deposit of £300 must accompany bookings. The balance must be paid eight weeks prior to the commencement of the stay, along with a security deposit of £250. The security deposit will be returned to the client up to 21 days after the completion of the holiday as long as all keys are returned and no damage or loss is reported by the Owners management company.

4) If the client wishes to cancel the booking he or she should advise the Owner immediately by telephone followed by a confirmatory letter. The owner shall be entitled to retain all payments already made (except the security deposit) and to recover, if not already paid, the balance of the rental charge as follows:

90+ days notice: 15% of the rental charge
60 – 90 days notice: 50% of the rental charge
Less than 60 days notice: 100% of the rental charge

5) In the unlikely event that circumstances beyond the Owners control forces the cancellation of the rental arrangement, the owner reserves the right to cancel any bookings at any time and will only be liable to refund monies already paid by the Client.

6) The Client agrees to:
a) Pay the full cost of any breakages, losses or damage to the property (the Owners management company will be sole arbitrators on cause of damage or loss).
b) Take good care of the property and leave it in a clean and tidy condition at the end of the holiday.
c) Report any damage or loss immediately as it is discovered to the owners management company.
d) Permit the owner or their agents / contractors reasonable access to the property to carry out maintence / repairs.
e) Not to sub-let or share the property except with persons named on the booking form.

7) No liability is accepted by the Owner for loss of main services or failure of appliances, nor for the consequences of the actions or omissions of persons who may control supply of mains services, nor any actions taken in the vicinity of the property by any authority over which the owner has no control.

8) The property is available after 4.00pm on the day of arrival and must be vacated by 10.00am on the day of departure.

9) The owner does not accept any responsibility for injury, damage or loss caused by any reason or for any claim made as a result of this booking and/or the subsequent holiday. The Client is responsible for taking out an adequate insurance policy to cover all risks. This waiver is also applicable to people visiting the property as guests of the Client as well as the Client and their party.

10) The owner does not accept any liability for injury, damage or loss caused, or for any such claim by a third party as a consequence of actions by the Clients and other people occupying the property during the period of the letting.

11) Clients use the swimming pool at their own risk. They should always observe the safety rules listed in the information and safety book held in the property. Under NO circumstances are children allowed to be unsupervised in the swimming pool or the surrounding areas at any time. All non-swimmers / poor swimmers are to be supervised.

IT IS STRONGLY RECOMMENDED THAT CLIENTS TAKE OUT HOLIDAY INSURANCE TO COVER CANCELLATION FEES AND ANY OTHER LOSSES WHICH MAY OCCUR.
