Our Stay at Tropical Paradise Villa. 2017

Since this was our second stay, it remains unsaid that we love this place. While we are in our 70's and not much interested in Disney and such, the location for us is ideal. You are 1-1/2 to 2 hours from the water, either the Atlantic Ocean or the Gulf of Mexico. My wife's brother and his wife were with us most of the time. They are from Winnipeg, Manitoba (referred to as Winterpeg). We wanted to get a break from winter in Pennsylvania (which this year has not been much) and it was a welcome break. We have quite a few friends who live or winter in Florida, the central location of the house makes it ideal. Any problems we experienced were handled quickly. If we travel to Florida again in the future and this house is available we will definitely stay here again.

Great way to relax when not at the Disney Parks!

Our stay at the Villa was amazing! We had everything we needed, and plenty of room for our family of 6. We loved the pool and the game room. It was so nice to have a place to come back to and relax and make a few of our own meals after spending time at a few different Disney Parks. Only 1.5 hours from Clearwater Beach, and everything else within 15 minutes or so. When we are ready to do Disney again, this will definitely be the way we go. Thanks so much!

Do you supply cleaning supplies and basic foods?

Each guest is responsible for their own cleaning and hygiene supplies. We will supply one roll of toilet paper and one hand soap per bathroom, one roll of paper towels in the kitchen.
Cleaning supplies are often dangerous chemicals and each guest may have their own preference to what products they are comfortable using. Any leftover cleaning supplies are removed from the home between each guest for safety reasons.

The same principle applies to all foods left behind.


How do I book and pay for my booking?

We can take bookings directly through our reservation software. Just follow the link provided in your quote and it will take you directly to your reservation inquiry.


How far is the home from Walt Disney World?

Our home is located just outside Walt Disney World. Average times to the main gate on World Drive is about 5-7 minutes. Allow for additional time depending on which park you are visiting. Traffic, parking, and crowd levels all add additional time.


Is there parking at the home?

Yes, there is driveway parking available for two vehicles and street parking for two. Limit of 4 vehicles for the home. The resort charges a $20 entry fee for each one.


How far is the Orlando airport?

The airport is about 25 miles. We find that using route 417 is the best way to travel.


What time is check in and check out?

Check-in is after 4pm and check-out is before 10am. We can sometimes offer late check-out or early check-in depending on our other bookings. This must be done in advance.


How do we get into the home?

About three weeks prior to your stay, we will email you an Arrival Guide that has been prepared especially for your stay. In this Arrival Guide, you will get the credentials you need to gain access to the resort. You will travel directly to the home as we use a keyless entry system. Your code for the keyless lock is included in the Arrival guide.

If you’re looking for the perfect home away from home for your family’s perfect Disney vacation, look no further. Our bright, airy house in the desirable 5-star Emerald Island Resort means that you’ve got a home base that’s convenient to the parks, restaurants, and shopping, but tucked away enough to offer peace and quiet when you need it most. This home is our retirement home.

Tropical Paradise Villa is in the gated Emerald Island Resort located just 2.5 miles from Disney's doorstep. the home has four bedrooms, two baths, a private screened-in pool, and a game room that accommodates 8 persons.

FAMILY AREA
An open layout that ensures that nobody’s missing out on the story that’ll become a family inside joke for years to come. The bright and spacious living area sports a large flat-screen TV and DVD player, a comfortable sofa and love seat, and plenty of space for the whole family.

KITCHEN
Imagine how simple it would be to start your day in the fully equipped kitchen making it as affordable and convenient as you want it to be. Included are stainless steel appliances, a full-size refrigerator, microwave, toaster, garbage disposal, coffee maker, Keurig machine, blender, dishwasher, pots and pans, cooking utensils, dishes, glasses, and silverware. The kitchen was updated in February of 2022.

DINING
The formal dining table has room for 6 and an additional nook area for more guests or for a quick snack.

BEDROOMS AND BATHS
The four spacious bedrooms sleep 8.
*en-suite Master has a king bed, TV and walk-in closet, and a private entrance to the pool.
*Queen bed with TV and DVD player.
*two Disney-themed bedrooms with 2 twin beds. One is Mickey and friends, and the other is princesses. New mattresses were purchased in February 2022.
All baths offer granite countertops, a shower, plenty of space for storage, and hairdryers.
All bed linens and towels are included.

POOL
Whether you take the day off from the parks or come back late after the fireworks, the private screened-in pool means it is always open and has no crowds to contend with. Sit by the pool, read a book, watch the kids play, or have a romantic candlelight dinner.
A Patio Table and lounge chairs are available. A retractable safety fence is provided. The lanai backs up to beautiful 11-acre conservation land.
This pool is heated by solar panels on sunny days. Electric pool heat is available for $40 nightly and is recommended from Oct 31- to March 31. South-facing pool. We have a 7-day minimum for pool heat.

GAME ROOM
The child in all of us will enjoy the new game room equipped with a pool table and foosball table. A table and bar stools are provided for snacks and drinks.

EXTRA AMENITIES
We also offer air conditioning or heat, free parking, and free reliable wireless high-speed Internet.
We also have a utility room with a washer and dryer that make doing a load of laundry quick and easy.

INCLUDED RESORT AMENITIES EMERALD ISLAND RESORT
A five-star resort-style experience, Emerald Island is one of the most popular resorts in the Disney area.
Just a short drive from the Magic Kingdom and the other Disney Parks, it’s also just minutes away from loads of shopping and dining options. And because it’s located in a conservation area, you’ll run across flora and fauna aplenty.
A short one-minute walk from Tropical Paradise Villa will provide all the resort amenities that guests can utilize. They include a clubhouse sauna, fitness center, sundry shop, Internet cafe, free Wifi around the pool areas, Tiki-bar, heated community pools and spa, volleyball court, tennis courts, basketball facilities, kiddie play areas, and walking trails.

OTHER
Because we are family-orientated we restrict the number of adults to 6 who are over 18. All other occupants (2) must be under 18.

We highly recommend that you purchase trip insurance from a third party.

A Terms of Rental will be sent to you after booking to be electronically signed.

Smoking/Vaping is not permitted in the home or on the property including in all outdoor spaces. Smoking must be done at the street curb. Extinguished butts must be cleaned up immediately. Any smoking/vaping in or on the home property will result in charges for cleaning and deodorizing the unit.

Pets are strictly prohibited.

Only those listed on the booking contract are allowed into the property 24/7. Maximum of 6 adults.
The home is secured with exterior video equipment and a Ring doorbell with audio.

Emerald Island Resort requires a $20 fee for every vehicle registered with the booking. This fee is for access to the resort for the duration of the stay and is non-refundable. A $20 fee is added to your quote that covers one car. Any additional cars will need to be billed.

Please review the following Transient Rental Terms and fill in the necessary details provided below. Remember to submit your agreement by clicking the "Submit Online Terms of Rental Now" button within 72 hours of booking. Once submitted, we will confirm your requested dates.
The individual booking, making the payment, presenting the government-issued ID, and residing in the accommodation is designated as the party leader. Moreover, the party leader is accountable for ensuring that all registered guests comply with the Rental Terms. All individuals staying in the accommodation are collectively referred to as guests in this agreement. The party leader must be 25 years old or above, except when the party leader is an active military member with a valid military ID (Florida Statute 509.095).
• The party leader and the owner both confirm the rental period to commence and conclude as per the specified dates and times in the rental agreement provided below. A transient rental refers to any unit used for sleeping, lodging, or similar purposes for a period of 30 consecutive days or less in return for a fee or equivalent consideration. I acknowledge that I am a transient guest.
• Only the people listed in this booking contract are allowed on the property at any time. The home's occupancy limit of 8 individuals, which includes children and infants, is enforced at all times in compliance with county regulations. In the event of surpassing this limit, we maintain the right to engage the Sheriff for the eviction of all guests without a refund and/or withhold the complete damage deposit to cover our costs.
• Before your arrival, the property owner must register the names and ages of all members of the traveling party to the resort, including those under 18.
• Each registered vehicle entering the resort needs to get an entry card for a non-refundable fee of $20 per car, which is distinct from the rental property and supports the resort.
• The fee for one vehicle is already covered in your booking cost. Any extra cars must be registered with the owner before you arrive.
• Entry cards are linked to the vehicle's plate number and cannot be transferred to another vehicle.
• A maximum of 4 vehicles is allowed.
• Before any additional registered vehicles can pass through security, the Party Leader of this rental must arrive and sign in with security. An ID is required for entry.
• If you are planning any daytime visitors, the owner must be notified of the days, times, and names of the visitors in advance. Day visitors are part of the occupancy count. Property owners are required to register daytime visitors, indicating the visit date and time for resort access. Guests are not allowed to register their own day visitors at the clubhouse.
HOUSE RULES
• No parties or events can be held in the home at any time. Refer to the occupancy limits above.
• Check-in is scheduled after 4 p.m. Any unauthorized early arrivals will incur a fee of $75. This includes using any external home facilities, such as the pool.
• CHECK-OUT TIME IS BEFORE 10 AM. Unauthorized late check-outs (anything after 10:05 AM) will result in a $75 fee deducted from your security deposit. Refer to the Home Guide for the check-out procedure details.
• Air Conditioning
o The party leader agrees not to set the air conditioning below 73°F or the heat above 73°F.
o It is understood that running the AC below 73°F or when the outside temperature is below 65°F may freeze up the unit and cause permanent damage. The party leader will promptly inform the owner if the AC freezes and will cover any additional charges for repairs. The home is equipped with a thermostat that tracks all temperature adjustments.
o Please DO NOT leave doors, slider doors, or windows open while the system is running. The AC Unit will shut off.
o There is a minimum $90 call-out charge to restore the AC unit to operation.
• Children under 18 years of age
o Guests must ensure that children are always supervised. It is the owner's policy that no child under 18 years old is left unsupervised in the rental accommodation during the rental period.
• Electric Vehicle Charging
o Guests are not permitted to charge electric or hybrid vehicles from the property's electrical supply. The resort has two EV chargers available. See the Home Guide for more information.
• Household Appliances and Equipment
o Stoves and refrigerators on the property are personal belongings and cannot be taken off-site. Bringing in extra appliances like fridges or freezers from other places or rental companies is not allowed.
o Use of materials such as nails, tape, or glue that attach to property (walls, cabinets, floors, furniture) is prohibited and may incur repair and cleaning costs.
o Use of the baby equipment is done at the guest’s sole responsibility. Before use, check each item thoroughly as they are not cleaned by our housekeeping team. Remember to clean them after every use.
• Open Flames
o The use of open flames, including candles, outdoor fire pits, or any flammable apparatus, is strictly prohibited in the home and on the lanai.
• Pets/Service Dogs/ESA
o Pets are not allowed on the premises at any time. A fee of $500 will be charged to guests who bring pets to cover extra cleaning costs.
o In compliance with federal law, our accommodation welcomes Service Animals.
? A service animal is distinguished from a pet or emotional support animal (ESA).
? The Service Animal must meet ADA requirements.
? Please inform us during booking if you are bringing your ADA-compliant animal. The handler must be a registered guest as per our Terms of Rental.
? You must correctly answer two questions during booking: "Is the animal a service animal needed due to a disability?" and "What tasks has the animal been trained to perform?" A separate policy based on ADA guidelines will be provided for your acknowledgment.
• Pool
o Parents are responsible for supervising their children at all times to ensure their safety.
o Children must have constant supervision in the pool area.
o According to Florida state law, a retractable safety fence is mandatory. Make sure to use the fence when the pool is unattended.
o Each entry point from the house to the pool is fitted with an alarm. Please keep these alarms activated as they are crucial for child safety.
o Never use coins or metal objects in the pool. Such items can cause permanent damage to the pool surface.
o Additional electric pool heating is available for $40.00 per night and is recommended for November - April. The heater is activated on the day of guest arrival. Refer to The Home Guide for more details.

• Smoking/Vaping
o Smoking/Vaping is not allowed inside the property or on the premises, including all outdoor areas. Smoking/Vaping should take place at the street curb.
o Guests found smoking/vaping inside or near the property, including the front stoop and lanai, will incur a $500 cleaning and deodorizing fee.
• This is self-catering accommodation, so guests are responsible for their toiletries and food. We offer a starter supply of toilet paper and hand soap.
• A damage deposit is required for each booking to cover damage during the stay. Please refer to your booking for details.
• Cancellations are non-refundable, but we recommend guests consider trip cancellation insurance.
• In the event of a hurricane warning issued for Osceola County around the guest's arrival, a rain check can be chosen without penalty. Rescheduling is subject to availability and any rate differences.
Resort Rules
• Quiet hours are observed from 11:00 pm to 7 am.
• Driveway parking is restricted to 2 vehicles.
• During odd-numbered months, street parking should be on the odd-numbered side of the road, and during even-numbered months, it should be on the even-numbered side. Failure to comply may lead to resort security towing your vehicle.
• Vehicles are not allowed to park on the lawn at any time, and using neighbors' driveways for parking is prohibited.
• RVs, campers, buses, boats, or trailers are not permitted to park on the property. Arrangements for storing these vehicles can be made with an external storage facility.
• Trash management guidelines are provided in the home. Use only the designated bins for the home, and any additional trash should be taken to the trash compactor. Failure to follow these guidelines may result in a fine imposed by the HOA, which guests are responsible for paying. The Emerald Island Resort staff monitors the trash daily.
FLORIDA LAW AND STATUTES/ CRIMINAL ACTIVITY
• Both the resort and the home are equipped with an outdoor security surveillance system that captures and transmits video, audio, or still images.
• The group leader and all visitors must refrain from participating in any unlawful activities at the residence. This includes but is not limited to, the illegal possession or distribution of controlled substances as outlined in chapter 893, being intoxicated, using profane language, engaging in lewd behavior, or causing disturbances that disrupt the peace and well-being of other guests or tarnish the reputation of the establishment.
• Such behavior will lead to immediate removal from the property by the Osceola County Sheriff’s Department in conjunction with the homeowner, management company, and resort officials.
• As of January 2021, all staff and owners have been trained to recognize human trafficking and are obligated to report any suspicious activities to the sheriff.
• Florida Statue 509.151 states:
o Any person who obtains food, lodging, or other accommodations having a value of less than $300 at any public food service establishment, or at any transient establishment, with intent to defraud the operator thereof, is guilty of a misdemeanor of the second-degree, punishable as provided in s. 775.082 or s. 775.083; if such food, lodging, or other accommodations have a value of $300 or more, such person is guilty of a felony of the third degree, punishable as provided in s. 775.082, s. 775.083, or s. 775.084.
• The party leader and all guests agree to indemnify and protect the Homeowner (or designated agent) from any claims, including those from third parties, linked to the guest(s) use of the premises and amenities.
• The owner is not liable for acts of violence, natural disasters, fire, flood, war, civil disobedience, riot, or other force majeure events that may negatively impact the guest.
• The owner agrees to a service level for the remedy of any problems found at the property, either on the arrival of the guest or during the rental period.
• The owner agrees to provide a maximum 24-hour response to remedy problems that, at the sole discretion of the owner, constitute emergencies, which would affect the safety of the guest.
• Any problems arising during the rental period at the property that do not constitute an emergency as determined by the owner will be remedied during or after the rental period, based on the severity of the problem, at the sole discretion of the management company.
• The owner makes all reasonable efforts to maintain each property and its equipment in good working order. Wherever commercially possible, repairs are performed within 24 hours, but sometimes delays are inevitable. No refunds are granted for malfunctioning mechanical or electrical equipment including (but not limited to): inoperable appliances, air-conditioning units, pools, and/or spas.
• No refunds will be given for unfavorable weather, early departure, utility service interruption, construction, or maintenance issues. Additionally, there are no refunds for faulty recording or playback equipment, TVs, audio, telecoms, cable reception, computer equipment, or internet access. The owner does not accept liability for equipment failure and or services on the property. In the event of failure of equipment, the guest must notify the owner within 1 working day such that the owner may elect to affect a remedy to the failure.
• The owner does not accept liability for the lost or stolen personal property of the guest during the rental period (FL Statute 509.111). If the property of the guest is lost or stolen, the guest should advise the appropriate authority first, and then the owner of the lost or stolen items.
• The owner or its representatives may enter the property at any time, without notice, for the purposes of protection and/or maintenance of the property. Wherever possible, the owner will provide notice to the guest prior to such entrance.
• The owner accepts no liability for personal loss or injury to the guest during the rental period.
• The guests must ensure that they have adequate insurance coverage.
• The owner does not accept any liability for the acts or omissions of any agent. These include but are not limited to, airlines, car hire companies, travel agents, ticket agents, homeowners, or utility providers.
